Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Do you accept Section 8 vouchers?
Yes, we accept Section 8 vouchers.
Are utilities inlcuded?
No, utilities are billed through UB West.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
Is renter's insurance required?
You are required to carry a minimum of $100,000 Personal Liability Insurance Coverage. Rise Encore provides the policy, which is charged as an additional monthly fee.
Is there a security deposit and is any of it refundable?
Security deposit is dependent on credit and is refundable at move-out unless there are any amounts owed or damages incurred.
What leasing options are available?
We offer 6-12 month leases.
What are the hours of the clubhouse?
Monday-Friday from 9AM-5PM
What are the hours for the fitness center?
Monday-Friday from 9AM-5PM
What are the hours of the laundry facility?

Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes, our apartments are internet/cable ready through Cox.
How do I get my packages/do you have package lockers?
Front door delivery or USPS mailboxes. Our leasing office does not accept packages.
Are BBQ grills available?
Yes, by the pool area and throughout the property.
What is the parking situation?
Parking is first-come, first-serve.
What is the smoking policy?
No smoking inside unit. Smoking is allowed on the property.
Do you allow pets; if so, do you have pet amenities?
Yes, Rise Encore is a pet-friendly community. Enjoy our dog park and walking paths!
